What does FORMA do?
FORMA is a Minneapolis design-build company. We handle custom home building, renovations, sauna and cold plunge wellness installations, and, through FORMA Real Estate Partners, real estate buying and selling. Most of our clients only ever need one of these services, but having all of them under one roof means whichever one you need comes with construction-level expertise behind it.

What is design-build, and how is it different from hiring an architect and contractor separately?
Design-build means one team handles design and construction under a single contract, instead of you coordinating between a separate architect and general contractor. That means fewer miscommunications, a design that’s grounded in real construction cost from day one, and a single point of accountability from the first sketch to the final walkthrough.
Do I need to already own a lot to build a custom home with FORMA?
No. We work with clients at every stage, whether you already own a lot, are still deciding between a few options, or haven’t started looking yet.
Can FORMA help me find and purchase a lot?
Yes. Because we’re also a real estate team through FORMA Real Estate Partners, we can help you search for and evaluate lots, not just for price, but for buildability: setbacks, soil conditions, grading, and what a given lot will realistically cost to build on.
How much does it cost to build a custom home in the Twin Cities?

How long does it take to design and build a custom home?

What’s included in the design-build process?
Initial consultation and site evaluation, architectural design and planning, budgeting, permitting, and construction through final walkthrough. You have one team and one point of contact the entire way.
Can I customize the floor plan and finishes?
Yes, that’s the point of a custom build. We design around how you actually want to live, and guide you through finish selections so the final result reflects your taste and budget, not a generic spec-home package.
Renovations
What types of renovations does FORMA handle?
Everything from cosmetic updates and kitchen and bathroom remodels to full structural renovations, additions, and vaulted ceiling or sunroom conversions. If it involves changing how a home looks, functions, or is laid out, it’s work we take on.
How long does a typical home renovation take?
It depends entirely on scope. A single-room cosmetic update might take a few weeks; a full structural renovation or addition can take several months. We’ll give you a specific timeline once we’ve walked the property and scoped the work.
Can you renovate while I’m still living in the home?
In many cases, yes, especially for renovations that are contained to specific rooms. We’ll talk through what’s realistic for your project and how we’d sequence the work to minimize disruption.
Do you handle both cosmetic updates and structural renovations?
Yes, and often within the same project. We frequently start with cosmetic scope and, if a client wants to go further, move into structural work like vaulted ceilings or additions under the same contract.
How much does a kitchen or bathroom renovation cost?

Does FORMA build custom saunas?
Yes. We design and build custom saunas with engineered heating and ventilation, built with the same design-build precision as the rest of your home, not treated as an afterthought.
What’s the difference between a traditional sauna and an infrared sauna?
A traditional sauna heats the air around you, typically with a wood or electric stove, while an infrared sauna uses infrared panels to heat your body more directly at a lower ambient temperature. We build both, and can help you decide which fits your space and how you plan to use it.
Do you install cold plunge tubs?

Can a sauna and cold plunge be added to an existing home?
In most cases, yes. This is one of the fastest-growing requests we get, and it’s often handled as its own contained renovation project rather than a full remodel.
